Commercial Carpet Cleaning Methods
There are two primary methods used for commercial carpet cleaning:
Hot water extraction (steam cleaning). The most thorough method. Hot water and cleaning solution are injected deep into the carpet pile under pressure, then extracted along with dissolved dirt, allergens, and bacteria. This method achieves the deepest clean but requires drying time of 4–8 hours.
Encapsulation cleaning. A low-moisture method where a cleaning solution is applied to the carpet and worked in with a rotary machine. The solution encapsulates dirt particles, which are then vacuumed away once dry. Drying time is 1–2 hours, making it suitable for premises that cannot be closed for extended periods.
For most commercial premises, a combination of both methods is optimal — encapsulation for regular interim cleans and hot water extraction for periodic deep cleans.
How Often Should Commercial Carpets Be Professionally Cleaned?
The frequency depends on the type of premises and foot traffic:
- High-traffic offices — professional clean every 3–4 months
- Schools — professional clean each term (3 times per year), typically during school holidays
- Retail units — professional clean every 2–3 months
- Medical premises — professional clean every 2–3 months, or more frequently if required
- Low-traffic offices — professional clean every 6 months
In addition to scheduled cleans, spot treatment of stains should be carried out as soon as possible after a spill — the longer a stain is left, the harder it is to remove.

A professional commercial carpet clean should include:
- Pre-inspection — assessing the carpet condition, identifying stains, and agreeing the cleaning method
- Pre-vacuuming — removing loose surface debris before wet cleaning
- Pre-treatment — applying spot treatment to stains and heavily soiled areas
- Main clean — hot water extraction or encapsulation, depending on the agreed method
- Post-inspection — checking the result and treating any remaining spots
- Drying — advising on drying time and ventilation
