"Yield up in good and clean repair and condition." This is a broad obligation that typically requires the premises to be returned in a clean, well-maintained state — comparable to the condition at the start of the lease, allowing for fair wear and tear.
"Cleaned throughout to a professional standard." This explicitly requires professional cleaning, not just a tenant-conducted tidy-up.
"Carpets professionally cleaned." Many leases specifically require professional carpet cleaning — hot water extraction, not just vacuuming.
"Windows cleaned inside and out." Internal and external window cleaning is often specified separately.
"Kitchen equipment cleaned and degreased." If your premises include a kitchen, the lease may require specific cleaning of appliances, extraction systems, and surfaces.

Not reading the lease. The lease specifies what is required. Read it — or have your solicitor read it — before you brief the cleaning contractor.
